Before I mention Sylvester Wojtowicz, I will just provide a brief synopsis of myself and my background which will provide some context for this reference. I am from Australia and am a sophisticated property investor and hold multiple properties within Australia and shortly in Phoenix, Arizona as well.

I have dealt with a multitude of real-estate agents in both countries and have seen the best the industry has to offer and the not so great. Sylvester and his team at West USA Realty certainly fit into the first category.

As I live in a country that is essentially on the other side of the world to where I am purchasing properties, it is imperative that you have expertise on the ground that provide you with a sound framework on which to depend on when transacting property.

Sylvester is certainly a crucial element to my team. When I arrived in Phoenix, I must have contacted 30 agents to have a look at a number of foreclosure properties. As we were looking for properties under the 100K market not many agents wanted to show us properties and the ones that did gave absolutely no priority to it whatsoever. Sylvester was the exception. Within a few hours of talking to him we were at a property.

Upon returning to Australia I had some doubts that the process and transactions would fall apart because of the distance and me not being there on the ground. To Sylvester's credit his organizational skills, his knowledge of the real-estate market and his specialization in negotiation of the depressed asset market really came to the fore and I was able to close on a deal in a relative short period of time.

I have worked with Sylvester Wojo Wojtowicz since 2003. Over the years Sylvester and his team has helped me and my two kids purchase and refinance our homes.

More recently I asked him to do what I thought was the impossible. I had my house listed with a local real estate agent as I thought was the best way to go. After about a year of virtually no activity I took the house off the market, as it continued to go down in value. When I met with Sylvester, he offered to list it as a lease option. Since I wanted to downgrade to a smaller home I said OK, and I gave him some strict terms that the potential buyer would have to meet.

I have to say that Sylvester has met and exceeded my expectations again! Not only did I get a big non-refundable deposit but also the lease option gave me almost $50,000 more in in equity.

The next problem was finding a home to move to and since I sold my home so quickly, I thought that I will have to rent until I find a home to buy.  Again, Sylvester came to the rescue as he lined up the financing and helped my to find a home that my wife loves! We bought and closed on our home in 35 days ( and got a great deal too). The positive cash flow from the lease-option allowed me to purchase a smaller home with a minimal monthly payment.

I have to say that this young man has a incredible mind and some great negotiating skills, and that alone was worth his commission. Since I ran out of family to recommend to him, to I hope this letter will help for others to know.
